Job Description

General Statement of Duties

The City of Kings Mountain is seeking a qualified economic development manager to extend our global reach through expert discovery and exploration of new and untapped business opportunities and relationships. Our ideal candidate will be trusted to dive right in, use initiative, and help recruit and retain businesses. Highly skilled at sales and business operations, this person will join and inspire a team of like-minded go-getters to achieve the City of Kings Mountain Economic Development’s vision.

Duties and Responsibilities

Representing and promoting City of Kings Mountain’s interest on all projects.
Drafting RFPs, reviewing submissions, grant administrator for all downtown grants and aid    downtown assistance/enforcement and communicating with the community and stakeholders.
Managing interactions with private and public counterparts.
Interfacing with internal stakeholders to define project requirements and constraints.
Researching, identifying and marketing new business opportunities – including new markets, growth areas, trends, customers, partnerships, products, and services – or new ways of reaching existing markets. Researching and identifying demographic trends of the region and succinctly providing data for marketing. Development of real estate availability for commercial, retail, and new recruitment of business and expansion of existing businesses in the City of Kings Mountain.
Tracking and reporting progress of each project against goals, objectives, approved budgets, and approved timelines.
Identifying project risks, developing risk mitigation and contingency plans, and implementing action plans to reduce or eliminate project risks.

Additional Job Duties
Performs other related duties as required.

Recruitment and Selection Guidelines

3-5 years of experience in economic development, business development, and corporate relocation assistance and expansion and real estate development.
Successful track record in B2B sales and negotiation.
Excellent verbal and written communication skills.
Working experience with research, sales and marketing techniques.
Proficiency with data analysis, forecasting, budgeting and ability to assist in real estate                             development process.
Proven ability to plan and manage resources.
Ability to travel

Physical Requirements
Must be able to perform the basic life operational skills of lifting, walking, reaching, fingering, talking, and hearing.
Must be able to perform medium work, exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Must possess the visual acuity to prepare and analyze data and figures, to operate a computer terminal, to read extensively, view building structures and open space areas, and to review the thoroughness and accuracy of the work.

Desirable Education and Experience
Bachelor’s degree in marketing, planning, communications, business/public administration, or related field
3-5 years of experience in economic development, business development, and corporate relocation assistance and expansion and real estate development

Special Requirement
Possession of a valid North Carolina driver’s license.

Salary Range:  $45,359 – $67,336

Recreation opportunities abound as the City of Kings Mountain is the closest municipality to Crowder’s State Park, Kings Mountain Stare Park and Kings Mountain Military Park that collectively attracts over 1,000,000 tourism annually. The Gateway Trail and the Carolina Thread Trail cross through the City.

* Kings Mountain located in both Gaston and Cleveland County has been ranked in the top 20 NC Safest Cities to live for the last 4 years.

* Smart Asset ranked in 2020, Kings Mountain as the Healthiest Housing Market in the U.S. Four criteria were used to determine rankings including stability of the housing market, affordability, ease of sale and risk of loss. Kings Mountain ranked in the top 10 national rankings  for stability, risk and ease of sale which helped position the city for the overall top score.

*  Downtown public improvements valued at over $3,000,000 installed in last 4 years with additional public improvements projected in coming fiscal years.

* New city economic development plan and new financial incentive policies have been approved and are being implemented creating significant opportunities with multiple, large speculative buildings under construction such from 162,500 sq. feet up to  1,256,000 sq. ft.

* 20 new major subdivisions under review resulting in additional 3,000 new residential units.

* City has completed a new Unified Development Ordinance within the next 12 months for greater business friendly best practices to enhance economic development.
